Where we work.

Lake Charles is home base. Carroll & Carlisle Realty Group works across Calcasieu Parish and the rest of Southwest Louisiana, with growing reach into Lafayette. We know these places because we’ve been in them, long enough that very few corners are unfamiliar.

Lake Charles
Primary Market

The center of our practice. Established neighborhoods like Country Club, Graywood, Morganfield, and the Lake Charles Country Club area; new construction along Nelson Road and the corridor out to McNeese; downtown lofts and historic homes throughout the city core. We work across most price tiers, from first homes through lakefront.

Sulphur
Calcasieu Parish

A short drive west. Strong family neighborhoods, good schools, steady value appreciation. Mix of established 1980s–90s subdivisions and newer construction. Popular with families looking for more square footage per dollar than the city.

Moss Bluff
Greater Lake Charles

Just north across the river. Larger lots, country feel, fast access into the city. Mix of acreage properties and newer subdivisions. Buyers in Moss Bluff are usually trading commute time for space and quiet.

Westlake
Greater Lake Charles

Across the I-10 bridge from Lake Charles, with strong industrial employment anchors. Affordable price points, steady rental demand, active investment activity. We work with both homeowners and investors here.

Iowa, LA
Calcasieu Parish

East of Lake Charles. Smaller community feel, strong schools, lower price entry points. Good fit for first-time buyers and families wanting space without leaving the parish. We handle the full transaction here including investment and rural acreage.

Carlyss
Calcasieu Parish

South of Sulphur. Mix of family neighborhoods, larger lots, and waterway-adjacent properties. Quieter feel than the city, still close enough to commute easily. Good fit for buyers wanting room to spread out without paying lakefront pricing.

South Lake Charles
Established Neighborhoods

Some of the most desirable established neighborhoods in the region. Mature trees, stable values, strong resale history. Includes the Lake Charles Country Club area and the surrounding established subdivisions. Inventory tends to be tight and moves fast. When something good lists here, it doesn’t sit.

Lafayette
Active Growth

We’re picking up more work in Lafayette. One of our agents went to college there and has real ties to the area, so we’ve been steadily building presence in that market. If you’ve got something in Lafayette or you’re looking there, ask. We’re in it.

Calcasieu Parish overview

Beyond the named cities, we work the rest of Calcasieu Parish: waterfront properties on Calcasieu Lake and the surrounding waterways, agricultural and recreational land, and investment opportunities throughout the parish. If there’s a property or a target neighborhood we haven’t listed here, ask. Nineteen years in this market means very few corners of it are unfamiliar.

Beyond the parish

Beauregard: case by case. We partner with an agent we trust there for collaborative work. Same standards, just doing it together because the local relationships matter.

Cameron, Jefferson Davis, Allen: by referral, when the deal calls for our team. For properties further out we’ll connect you with the right agent in that market and stay in your corner through the process.

What we don’t do: out-of-state work or institutional projects. Different business, different relationships. We focus where we’re useful.
