I’m Chad Carroll. I live and work in Lake Charles, where I’ve been selling real estate full-time since 2007. In nineteen years we’ve closed more than 1,191 transactions across Calcasieu Parish and the rest of Southwest Louisiana.
I’m a Compass agent and a partner at Carroll & Carlisle Group. Erika Carlisle’s engineering background heavily influences how we build systems, processes, and structure within the business. We approach situations differently, which often helps us see problems from multiple angles while staying aligned on how clients should be treated. Kim Buoni keeps the day-to-day moving, and Dru Westbrook gravitates toward first-time buyers. The team works buyers, sellers, investors, and a fair amount of pre-listing prep work for owners getting ready to sell.
How I work
Real estate isn’t a formula. Every property has its own variables, and every client is trying to solve a different problem. We don’t pretend to walk into every situation with all the answers immediately. Our job is asking the right questions, staying engaged through the process, and helping clients make informed decisions as situations evolve.
Three things stay consistent though, no matter what kind of deal it is.
First, we tell you what we see. If something might be a problem, you’re going to hear about it. Things that aren’t obvious to other people. Parts of a deal that don’t quite add up. The bits underneath the staging that matter more than the photos. You’re the one making the call, and our job is making sure you have the whole picture before you make it.
Second, we walk every property personally. Before we list it, before we recommend an offer, we’ve been in the house. Sometimes that means bringing a contractor through to talk about what might be worth doing before listing, sometimes it’s nothing. Depends on the house and what you’re trying to accomplish.
Third, closing isn’t the finish line. Any real estate question years later, contractor recommendations, refinancing questions, insurance concerns, how the market’s shifted, we want clients to feel comfortable calling us. Same number we’ve always had. Real estate’s a long relationship to us, not a one-time transaction.
Operator’s eye, not just an agent
I’ve been investing and developing in this market for years myself, alongside the agency work. So when we read a property, we’re reading it the way you’d want it read: not just what it costs, but what it does, what it’s going to need, where the risk actually lives. We work residential plus small-to-mid commercial, local and regional. For highly specialized institutional or large-scale commercial projects, we often help connect clients with trusted professionals and resources within our broader network.
For investor clients, that means we underwrite the deal alongside you instead of just listing properties. For sellers, it means we read your home the way the most informed buyer in the market is going to read it: quality versus pretty, finish versus structure, what holds value versus what dates fast. Either way, you’ve got someone on your side who’s been on the other side of the table.

Outside of work
Outside of real estate I do a fair amount of traveling, mostly with my wife and our five kids. We end up in a lot of different places, and over the years I’ve gotten interested in how differently people live and how differently “home” gets defined depending on where you are. Being part of a bilingual, multicultural household has broadened my perspective and deepened my appreciation for how differently people experience home, family, and community. Some of that has probably made me a better listener with clients. Different people want different things out of a house, and being around a lot of versions of that makes it easier to hear what somebody’s actually asking for. Restaurants and wine are part of the same pull, when the timing works out.
Through all of it though, Lake Charles is still where I am. I grew up here, I’ve been through the hurricanes and the rebuild work that came after, and I’ve watched this region take some hits and put itself back together. The people who’ve stayed and kept putting money into property in this area, that’s who I’m working for. That’s a big part of why I take the work as personally as I do.
Clients usually describe me as some version of analytical, pretty straightforward, easy enough to talk to. I’ll take that.
